Rent Trespassing (2004)

Low-budget horror. Graduate student Mark (Daniel Gillies) is writing a study on mythology and hears about a local legend that could prove useful in his work. With his friends, he starts investigating an old abandoned plantation estate on the outskirts of New Orleans, reputedly so haunted that even setting foot on the property will result in a violent and grotesque death. As the group investigates further, they are shocked to uncover evidence of the plantation's dark history, and the even darker evil that still remains.
